I am considering renting to two couples, no children. They all have good jobs. Is it best to have them all four sign lease?

The reason I ask this, is because if I ever have to evict them, it seems much more difficult to track down and serve papers on so many different people.

Another thing I have often wondered about, is what if they move other people in with out my knowledge or consent? Would they be trespassing? Could I remove the invaders without going to court?

Here is a possible solution.  Run background and credit reports on all four applicants first.  Have the one from each couple with the highest Credit sign on the lease.  If there are issues, you only need to hunt down 2 people instead of 4.  I hope this helps

I have a situation where two people have rented a house from me.  These two people are friends.  I had each fill out an application and I ran background on both (At their expense).  After approving them, I added the following to the lease;

“John Doe and Mary Roe are each and individually responsible for the entire rent amount and fulfillment of this lease.  Any separation of duties or portions of rent are of agreement between the lessees and shall be of no consequence to the lessor/owner.  Should one party vacate premises, that action does release vacating party of any liability in regards to this contract.”


I also specify in the lease how many people are allowed to occupy the premises.

IT is important to have everyone on the lease.

I agree with the previous post

If you have to evict.. then you will have to serve the address… and that will be good enough to serve notice to all(check with your state).
