I have a tenant whose new girlfriend and her kid stays in the unit 2 to 4 times a week. This has been going on for over a month. I pay all the utilities and so forth. Is there a standard number of days to allow a person to stay per month without raising the rent? What if the kid gets hurt in the yard?

Ken,

Thanks for your question. You pointed out two important issues: additional utility costs and liability.

Your liabilities should be covered under insurance. You should contact your insurance carrier to verify that and voice your concerns to them.

The second issue is utility cost. You need to review your lease as to what it says regarding utilities and additional occupants. the tenant should be responsible for additional utility cost incurrd by having more people on the property who are not on the contract.
