I was thinking about giving a credit per month to tenants if they keep up the lawn themselves instead of me hiring landscapers. Am I creating more work for myself?

I was thinking of doing this to, and was cautioned not to by a more experienced landlord who said that she's never had a tenant actually follow through with doing their part of this deal. Think about the problems it will create for you if they start doing a poor job, as opposed to how easy it is to deal with a hired landscaping company. You can just fire them and get another company.

I would make it part of your lease to have them keep up the landscape at no discount but part of there responsibility. If they fail to keep it up you can recoup it out of there security deposit. I have known several landlords that use this practice in there leases.

I have tried this in the past and it is more of a headache than it is worth. I have found it is easier to just pay someone to do all my lawns than to let people do them themselves. This way the property stays nice and neat!

I have tried this and have not had a great time with it. Now I have all the work done and have just made sure to add my cost into the renatl agreement.

I would make it a condition of the lease. Let the tennants look after the lawns and garden, that way you do not have to bear the expense of landscapers to do the work for you.

As a renter and as a landlord I know that I would rather have someone professional take care of the lawn maintenance and just add that into the costs.

As a renter, I know that i'm terrible at lawn maintenance, and would much rather have some of the costs of landscaping come out of my rent or whatever.

As a landlord, I'm not sure I'd trust the renter to do a decent job, unless they themselves happen to be professional lawn care people by trade.

Perhaps you could give the tennant two options.

1. They take care of the garden themselves as part of the terms and conditions of the lease.

or

2. They agree to pay the cost to have someone else to take care of the garden.
