Are tenants to give the landlord at least 30 days notice before leaving?
 
They were on minimun of 6 months then month to month but yesterday the 17th, they
informed me that they'll be out by the 31st. They have been there since July '08.
 
Needless to say, I was not happy. Two weeks doesn't give me much time to find and do
background check on another.
 
I would like to keep their deposit as the two extra weeks of rent. Would that be alright?

Jeanete,
I am sorry to hear about your situation.  Review your rental lease agreement.  Does it state how much notice a tenant must give?  Does it cover vacating the property early?  Does it cover reasons to retain the deposit?  Some states provide strict guide lines on retaining rent deposits.  Make sure you're not violating any state rules or laws.
