I have 2 tenants who have both signed the lease.  They are not getting along and each of them have called me with their “stories”.  Both have asked about getting out of their half of the lease or if I can insist that the other leave.

I have told them both that if one or the other is willing and able to sign a new lease for either the remaining 8 months on the lease or for another full year, I am fine with that.  But that one or the other or both need to honor the original year lease

How would you handle this?

either or both could move out at any time so long as they are paying the rent i would not get in the middle of it if one leaves go to the other and confirm that they want to take over the lease or initiate eviction, a notice that they have broken the lease then that will force the remaining tenant to decide and you will know if you are looking for a new tenant.

in the current economy with people loosing there homes to forclosure finding tenat will not be hard
