Hi Troy,

I have another question.

My renters moved into my rental on August 1.  They called over the weekend to see if it was ok for their in-laws to move into the house for about 5 months.

My question is should I raise the rent?  There would be 4 adults and 3 children living there.  It is a four bedroom house, all appliances furnished.  The rent is $900/month.
Is asking for another $100 a month a reasonable request???

Thanks
Jerrilyn

Jerrylyn,

Great question.  You are justified in raising rent $100 per month.  Here are few other issues to consider.

Who is paying for utilities? If you are, adjust rent according to increased utilities.

Run background and credit reports on the inlaws.  Make sure you know who you are renting to.

You are changing the terms of the lease.  Have tenants sign a new lease agreement reflecting new occupants and increased rent.

Thanks,

Troy
