can i give a tenant lease and find out this was not a good lease and give them a better one two months later

As long as both parties agree to use the new lease and tear up the old lease, then yes, anything like this is legal.

If either party to the first lease does not want to change or amend all or part of the original lease, then both are stuck with it until it expires.

I have done this once and as long as both parties in Texas agree to the change and sign off on it everything is fine and legal!

I agree that it can be done, however if th new lease has something in it that the old one didnt and the tenants do not agree to it then they can back out and you are stuck with the old one.

Providing both parties are agreeable to any new terms and conditions within the second lease, then there should be no problems at all. If your exisiting tennants do not like the revised lease, they could pull out al together though.

Of course this can be done, but your tennants have to be aware of the revisions of the terms and have to be agreeable to them.

Have the tenants initial any changes on the new lease and you will be ok.
