My ex tenants moved out early and want to pro-rate the month they paid for, and get some money back? Also they want their full deposit back and they are cleaning cost and torn flooring, I have pics and, a move in list with nothing on the list about the flooring.
Also they have a list of the cleaning charges but think they should not pay this because they where good tenants. Please advice me about what I can do the laws would appy in KENTUCKY.

Thank you for your question. First, look at your lease agreement . These situation should be covered here. A lease agreement is a legally binding contract. If a tenant moves out early, they are still obligated to pay rent until the end of the lease. You shouldn't be required to pro-rate their rent.
Cleaning
Your lease should also cover the cost of cleaning the unit after moving out. Generally, tenant must pay cleaning and repair fees when moving out of a rental.
