I have a question.  Our tenants cannot seem to get along with one another.  On more than one occasion I have spoke to them separately about the concerns of one another.  It has come to to point that I have told them that the 3 of us need to have a meeting to work past their obstacles with one another.
 
Am I going beyond my landlord duties?  I am not a psychologist nor a policeman.  I only ask because one of the tenants is threatening to break their one year lease because of this.  Can they do that?
 
Also, what is the best way to handle tenant disputes?

Your question is, can they break the lease when there a fueds.  No.  Legally everyone who signed teh lease is responsible to pay the rent.  A possible solution is allow someone out of the lease after they have found an acceptable replacement.
