  I was just wondering how you get new tenants to put utilities in their name?  They have lived in the rental for 2 weeks now, and they made no attempt to change the utilities.  They are currently in the landlord's name.  Now I am paying their utilities for them to live there.  I have talked to them twice and told them that they need to do this, but they have not.  What should I do?

Michael, thanks for your question.

 

1st, if the utilities are in your name, I would notify the utility company that the there needs to be a change. 

 

2nd I would warn the renter that on such and such date, the utilities will be disconnected if they are not transferred into their name.

I actually have the utilities turned off a day before the move in if at all possible.  I try to make sure everything is working and then make sure it's turned off.  When they move in, it forces them to put utilities in their name.
