Landlord Nightmares

Tell us about your worst, most interesting and strangest tenant experience.  I have heard hundreds of them over the phone.  Now it is your turn to tell the world.  Hopefully, we can all learn something from your posting.

Welcome back!

My strangest tenant is a 62 year old guy named Nick. The property is in Rochester, New York. I bought it years and years ago already tenanted from another investor. Nick was that tenant back then and he’d been there for 6 years even then.

I don’t live anywhere near New York, so I’d never seen the premises, but the agent said he never complains, never calls and always pays on time. Perfect - or so I thought.

3 years after I bought it, I had an opportunity to take a look at this property I’d had a for so long and never seen. I was horrified! Nothing worked! The shower didn’t run, the toilet didn’t flush, the front door didn’t lock, there were holes in the floors, white-ants in the walls and no curtains!

I asked old Nick why on earth he didn’t call me and demand I fix these things for him. His answer was:

“If you fix them, then you’ll raise my rent. I don’t want that.”

Weird guy. He’s still living there today - but I fixed all the issues and YES I raised his rent ;)
