Maintenance requests by text message, for small landlords

RentingAuthority is a maintenance request management platform for independent landlords and their tenants, operated by ESTORE TOYS LLC. Tenants report maintenance issues by texting a dedicated phone number — no app, no login — and landlords manage everything from a web dashboard.

How it works

  1. A landlord adds their property and registers a tenant's mobile number in the dashboard.
  2. The tenant receives a one-time invitation text and must reply CONFIRM <code> to opt in. No maintenance messages are sent until they confirm; replying NO declines.
  3. Once confirmed, the tenant texts maintenance issues (with optional photos) and receives transactional confirmations and status updates.
  4. The landlord assigns a vendor, who is notified by SMS, and logs costs for their records.

SMS messaging & consent

Tenants are enrolled by their landlord and confirm enrollment by SMS (the CONFIRM keyword). All messages are transactional only — enrollment confirmation, maintenance request acknowledgements, vendor-assignment notifications, and status updates. We do not send marketing messages. Typical frequency is 1–3 messages per request.

Do my tenants need to download an app?
No. Tenants just text a regular phone number to report a maintenance issue — nothing to install, no login, no account. It works on any phone that can send a text message.
How much does RentingAuthority cost?
It is free for your first property. The Pro plan is $19/month for unlimited properties, plus cost & tax tracking and vendor management.
What number do my tenants text?
Your account uses a dedicated SMS number that you share with your confirmed tenants. The system knows which tenant is texting by their phone number, so the same number works for all of them.
Is texting maintenance requests secure and private?
Yes. Tenants opt in by replying CONFIRM before any messages are sent, every message is transactional only (no marketing), and phone numbers are never shared or sold. Tenants can reply STOP to unsubscribe at any time.
Do I need to be technical to use it?
No. If you can read a text and click a button, you can use it. You add a property, add your tenants, and their requests show up on a simple dashboard automatically.
Can I track repair costs for taxes?
Yes. You log the cost of each repair against its request, with the vendor and notes, so you have a clean, itemized record at tax time and for documenting deductions.
Does it keep photos for insurance or deposit disputes?
Yes. Tenants can text photos with their request, and you keep a before/after photo trail attached to each work order — useful for insurance claims and security-deposit disputes.
How do my tenants get set up?
You add a tenant in the dashboard, they get a one-time invite text, and they reply CONFIRM to opt in. After that they can text in maintenance issues anytime.
